Freedom with a Fenceposts - Zoning

Navigating Zoning in Mountain View & Bighorn

By Rory Hale – REALTOR®, CIR Realty, Rural Properties & Acreages near Calgary

When you start looking at acreages northwest of Calgary, you’re usually chasing a feeling. It’s the "Rural Freedom" dream: a massive shop for your projects, maybe a couple of horses for the kids, or a guest cabin for when the family comes to visit.

In your head, it’s all perfectly reasonable. But then you meet the "County Reality."

Whether you’re looking in Mountain View County or the MD of Bighorn, you’ll quickly find that "freedom" still has a few rules. I’ve lived on my farm in the foothills for years, and I’ve seen many folks fall in love with a property, only to find out their big dream hits a zoning wall.

The good news? Most of these "walls" have gates. You just need the right key to open them.

Permitted vs. Discretionary: The "Green Light" and the "Yellow Light"

Think of zoning like a traffic signal. In Alberta, every piece of land sits in a "District" with its own Land Use Bylaw (LUB).

  • Permitted Uses (The Green Light): If your plan fits here, the county basically says, "Have at it!" as long as you follow the basic building codes.

  • Discretionary Uses (The Yellow Light): This is where it gets interesting. The county might say yes, but they want to look at your specific plan first. They might even ask your neighbors what they think.

The Solution: I don't just show you the house; I help you read the "signals." If you want to run a home business, we check the district rules before we write the offer. We look for properties where your dream is a "Permitted Use," turning a stressful "maybe" into a confident "yes."

3 Common "Dream-Crushers" (And How We Solve Them)

1. The "I’ll Just Build a Big Shop" Plan

Everyone wants a shop. But setbacks from property lines and height restrictions can sneak up on you.

  • The Solution: We’ll pull the land use mapping early. I can help you visualize where that shop can actually sit so you aren't disappointed later.

2. The "Multi-Gen" Guest Suite

Wanting a second dwelling for your parents or a mortgage helper is common. However, some districts are strict about "one title, one dwelling."

  • The Solution: We target specific zones that allow for "Secondary Suites" or "Garden Suites." There are incredible pockets in Bighorn and Mountain View where this is encouraged!

3. The "Work From Home" Hustle

Running a business from a farm is the ultimate Alberta dream. But if you have 10 semi-trucks coming and going, the county might have thoughts.

  • The Solution: We look at "Home Occupation" categories. Often, a simple development permit is all that stands between you and your new headquarters.

Why Having a Local REALTOR® Matters

Mountain View County and the MD of Bighorn are beautiful, but they are managed differently. One is focused on agricultural productivity; the other balances mountain tourism with environmental protection.

When we work together, I’m not just opening a lockbox. I’m acting as your "Risk Controller."

  • Translating "County-Speak": I’ll take your idea for a "small mechanic setup" and find the exact "Use Class" it falls under.

  • The "Permit Pathway": I help you sequence your ducks—getting that Development Permit confirmed so your Building Permit can sail through.

  • The Paper Trail: We get answers in writing. No one should buy a $1,200,000 property based on a "he said, she said" phone call with a clerk.

Your "No-Regrets" Checklist

Before you sign on the dotted line, ask these three questions:

  1. What is the District? (Is it Agricultural, Country Residential, or something else?)

  2. Is my "Must-Have" permitted? (If it’s discretionary, we build in time for that conversation.)

  3. Are there "Overlays"? (Sometimes being near an airport or a river adds an extra layer of rules.)

The Takeaway: Don't let the bylaws scare you away from the foothills. The rules are just there to make sure everyone enjoys the peace and quiet as much as you will.

Ready to find a spot where your plans actually fit? I’d love to help you navigate the map. Would you like me to pull the current Land Use Bylaw for a specific area you've been eyeing so we can see what's possible?
