Seller priorities (what moves price):
1) Pricing = story that matches value. We highlight the land mix (pasture/treed/hay), your water story (well, stock hydrants, pond access), and improvements (tall doors, 240V, fencing) that justify the ask. The video sequence is built to support the number—not the other way around.
2) Reach the right buyer segments. We tailor versions for horse, cattle, and recreation audiences and show what they measure: stall layout, trailheads, turnarounds, door heights, bay lengths, and where toys or hay actually go.
3) Keep conditions from wobbling. Your listing links a tidy well/septic/RPR package so lenders, lawyers, and buyers have answers while they’re engaged—not days later.
What buyers want to see on video:
Distances: minutes to town/highway, school bus pickup, and fuel.
Noise/wind context: where wind breaks, where it sings, and how the yard is sited.
Connectivity: cell reality and internet coverage; let’s include an on-camera speed test.
Day-in-the-life: where coffee tastes best, where ice melts first, where the dog swims, where you turn the trailer around on a cold January evening.
Myth: “Short clips are enough.”
Reality: A 2–4 minute long-form sells the workflow and confidence. Then 10–20 second teasers drive clicks back to the full story.
